Stage 2 Release
JULY 2022
The Developers of The Ridge at Hamelin Bay are happy to announce the release of Stage 2 consisting of 11 Lots with areas ranging from 7634 m² to 1.6623 ha. The lots have been pegged with marker posts placed on boundaries. A site inspection can be organised by contacting Ben Jecks at JMW Real Estate. Construction drawings for Stage 2 are currently with Council for approval and we expect construction to commence in Spring.
The Developers can also advise that works are progressing ahead of schedule for Stage 1 and the site has coped well with recent rains. Works will slow down over the next couple of weeks as Council considers the final design for intersections with Caves Road. With these works well progressed it is a good time to undertake an inspection of the project.
In addition, the final versions of the Landscape Management Plan, Local Development Plan, and Fire Management Plan are with Council for final approval with only minor variations required to be undertaken. Approval of these plans is expected within the next month or two.
If you have previously shown interest in The Ridge at Hamelin Bay, I encourage you to take another look and evaluate the quality of work which has been undertaken in respect to fire management and tree pruning, road location and construction, and building site locations to create what the developers believed to be the premium lifestyle lot opportunity on the Leeuwin Naturaliste Ridge.

MAY 2022
Earthworks have now commenced and will continue until the project is completed towards the end of the year. There is flexibility in this timing given that works will be undertaken over the winter months and the stabilisation of gravel and application of the subsequent road seal require dry conditions.
An inspection of the site will show that the road alignments are sitting well within the landscape to achieve a highly aesthetic outcome. The first of the rain has also allowed vegetation to re-establish after the original clearing to meet fire requirements.
The developers of The Ridge at Hamelin Bay are also proud to announce that an agreement has been reached with the Shire of Augusta Margaret River to deliver road access and parking improvements for the historic Karridale Cemetery situated on the northern edge of the site. The improved access and additional car parking will reduce the need for informal parking on Caves Road.

For those of you who have been on site recently you will notice that the park-land clearing to meet fire management is now complete. The developers are extremely pleased that we have been able to retain the essential character of this very special place.
The next stage of work will involve the earthworks required to accommodate roads. These works will be going to tender as soon as the plans are approved by the Shire of Augusta-Margaret River, with construction commencing soon afterwards. Our objective is to have these works completed so that the natural vegetation stabilises the earthworks over winter.
We can also advise that the Local Development Plan (LDP) and Landscape Management Plan which control building heights, fencing, clearing, revegetation et cetera are expected to be approved by Council in the near future. The draft LDP is available to interested parties by contacting Ben Jecks at JMW Real Estate.
We continue to work with Main Roads WA to finalise the Caves Road intersections and should to be in a position to commence construction in the near future.
The Project Team is also working with the Shire of Augusta-Margaret River to enhance the Karridale Cemetery entrance car park and landscaping to ensure these matters are handled in a way which is sensitive to community expectations.
